The Sherman Planning & Zoning Commission will consider a request to allow an assisted-care facility in a one-family residential district during its regular meeting Tuesday at 5 p.m. in the council chambers of City Hall, 220 W. Mulberry St.


Owners Jade and Wesley Devalk are requesting JW Assisted Living be granted a specific use permit and site plan to allow it to be located at 2402 Nantucket Drive. The owners plan to add 476 square feet to the existing home to provide six bedrooms for the business.


A specific use permit and site plan approval is also being requested at 601, 605, 609, 613 and 617 E. Carter Street, and 800, 802, 804 and 806 N. Throckmorton Street to allow duplexes. The owner, Lazy L Enterprises, is planning to construct six single-story two-family patio homes on the lots listed. The owner also is requesting an exception to allow front-entry garages in the College Park Overlay District from the commission’s board of adjustments.


SSCGC Holdings, the owner of the property at 1305 S. FM 1417, is seeking approval for The Brooks on Heritage Parkway Apartments, which will be a pair of three-story, 36 unit buildings, one three-story 12 unit building and four two-story 16 unit buildings. The owners are also requesting a host of exceptions for the grounds and outside of the planned 148 units.


The commission will also consider a zoning change from a one-family residential district to a general commercial district for the property at 2403 N. Travis Street. Owner Rock Royalty Inc. and prospective buyer American Builders & Contractors Supply Co. Inc. are also requesting a specific use permit and site plan to allow an equipment sales, rental, service and repair shop to be built for ABC Supply Company.


As part of the consent agenda, which includes items considered routine, the commission will consider final plat approval for the second phase of the Sherman Crossroads development in the 2800-3600 blocks of South U.S. Highway 75. As part of the second phase of the development, which is at the northwest corner of the intersection of Hwy. 75 and FM 1417, owners Sherman Crossroads LTD would like to plat the property into one lot for commercial development and dedicate a new street to be named Crossroads Boulevard.
